LPSSA Expo 7/12: Sewers – Get Your Questions Answered

LPSSA EXPO (4:00-7:00 PM); TOWN INFORMATIONAL MEETING (7:00-9:00 PM)

On July 12, 2016 at 7:00 PM the Town of Falmouth’s Wastewater Department will host a Little Pond Sewer Service Area (LPSSA) informational meeting at Falmouth High School.

In conjunction, the FHMNA will host an informational Expo from 4:00 PM to 7:00 PM where members and other property owners in the LPSSA can meet contractors offering services involved with sewer service hookup. There will be plumbers, electricians, site workers/heavy equipment operators, landscapers, arborists, lending institutions and government agencies which offer financial assistance.

FHMNA INFORMATIONAL SPEAKERS (9:00 PM ++)

At about 9:00 PM, after the Town informational meeting, FHMNA will sponsor further discussion. The anticipated agenda is:

Possible Funding Sources

Mass Housing Septic Loan Program

Loans made through this program are administered by local participating banks. The loans are for primary residences only. It appears that loan interest rates range from 0% to 5% depending on income. Higher income levels may not qualify. If you are interested in learning more about this program you can reach out to Deanna Ramsden at 617-723-0500 extension 1822. Informational broaches explaining the program will be available at the Expo.

Community Septic Management Program

This option is administered out of Barnstable. The website is both extensive and informative: www.barnstablecountysepticloan.org The “frequently asked questions” section is especially helpful. It appears that this form of funding includes secondary residences as well as primary residences and takes the form of a betterment. The interest rate for this program is 5%. If interested, it is suggested that taxpayers reach out to the contacts listed on the website. More details will be available at the Information Expo.

Tax Credit

MA Title 5 Septic Tax Credit

Generally, to claim this credit, a taxpayer must be the owner of the residential property, must occupy the property as his or her principal residence and may not be a dependent of another taxpayer. The aggregate credit cannot exceed $6,000 and the maximum amount of credit claimed in any tax year cannot exceed $1,500. The computation of the credit is 40% of available actual costs not to exceed $15,000 ($15,000 X .40 = $6,000). If you meet the initial criteria, please keep this generous credit in mind. As with any tax credit, record keeping and other rules apply and discussing with your tax consultant is encouraged.
