The sale of the 40B sub-divided properties on Helmis Circle to the developers is complete. Unless a problem surfaces during construction which might merit general communication, this email is our final update for this project.
The name of the development will be âKendall Lane at Falmouth Heightsâ (not âLittle Pond Villageâ as was advertised during the public hearings process).
Upon completion of the sale, the conservation restriction that was part of the neighborsâ settlement was signed and recorded. This restriction will help ensure the land eventually owned by the homeowners, of the three lots designated as âwaterfrontâ, remains undisturbed in perpetuity. The neighbors are authorized to enforce the conservation restriction and will be monitoring the situation as the homes eventually get built and people move in.
Phase I: installation of the road and construction drainage basins, expected to begin by Memorial Day. The developers will clear only enough land to install the road and the basins and will not a âclear cutâ the entire area. There will be some digging on Worcester Court and Alma Street when they install the utilities and the developers have committed to minimizing the inconvenience to existing neighbors.
Phase II: initiation of construction of the first four homes, estimated to begin in July or August. These homes will be located in the middle of the area and the developers will work out toward Worcester Court which will be the construction entrance (as required by the Town). Alma Street will be the residential entrance as the homes are built.
Phase III: construction from the middle out towards Alma Street, with the homes closest to Little Pond to be the last to be built.
